SYDNEY - AussieJournal -- Fire safety can't be put off. For NSW building owners and managers, an Annual Fire Safety Statement (AFSS) is key to staying compliant and keeping people safe. It may seem technical, but it's straightforward once you know what's involved.
What an AFSS confirms
An AFSS confirms your building's required fire safety systems have been checked and are performing as they should. These can include fire alarms, emergency lighting, exit signs, fire doors, fire dampers, smoke dampers, sprinklers, smoke clearance systems, stair pressurisation and hose reels. Most NSW buildings must hold an up-to-date statement, usually annually.
Start with the fire safety schedule
This document, typically issued by council or a certifier, lists the fire safety measures that apply and the standards they must meet. Reviewing it early helps ensure nothing is overlooked.
Book qualified inspections
Each measure on the schedule must be inspected and tested by qualified professionals. Coral Fire handles inspections, testing and ongoing maintenance of mechanical essential systems in one place. Learn more about fire compliance and certification.

Fix issues first
Inspections can uncover faults or ageing equipment, especially in older buildings. These must be fixed before a statement is issued, which also improves safety and reduces future risk.
Issue, lodge and display
Once all systems are compliant, the statement is completed and signed by the owner or an authorised representative, after specialist authorised persons have provided their own statements. It must then be sent to the local council and Fire and Rescue NSW, and a copy displayed in the building, usually near the main entrance or fire control area.
Stay on track
Statements generally need renewing every 12 months, and missed deadlines can lead to fines. Organised maintenance records and a provider like Coral Fire that knows local requirements make renewals far easier.
With a clear understanding of your obligations and support from experienced professionals, an AFSS is manageable, and everyone in your building is protected by systems that work when needed. For more information, contact our team - https://coralfire.com.au/annual-fire-safety-statement-mechanical/.
